Property Notes

Part of this property sits in the flood zone according to county maps, which means that there may be 1 flood every 100 years (1% chance of flood). This is due to a small creek that runs through part of the property.

The creek intersects the road on the northern neighbor’s property, for reference. The vast majority of the time, the creek has been observed low as shown in the photo.

Any impact would be to buildable areas and for septic. And we’ve got good news!

  • The property passed a percolation (perc) test: the soil drains sufficiently and it is deemed septic-ready, so you would want to place the septic closer to the front of the property. We’re in the process of checking with septic installers, as certain types of septic systems may be best fit for a property profile such as this.
  • Neighboring homes built next door to this property have similar flood risk profiles, and this was easily managed by strategic placement of the house. If you’re putting your future home here, this leaves you with a generous 2-acre footprint to build!

Harvard is a city located in McHenry County, Illinois. The population was 9,447 at the 2010 census, and was 9,060 as of 1 July 2019. The city is 63 miles from the Chicago Loop and it is the last stop on the Union Pacific/Northwest Line. Because of this it is one of the last suburbs in the northwest Chicago Metropolitan Area before becoming more tied to rural regions. It is centrally located, only 26 miles from Rockford.

Living in Harvard offers residents a sparse suburban feel and most residents own their homes. Many families live in Harvard and residents tend to have moderate political views.

According to a reviewer on, “Harvard is a small town with friendly people and a nonviolent place to live in. Safe to walk and being roped has a very little chance. Harvard has a nonbullying school, kids not bullied as other schools. The big fair that Harvard has, with exciting games and a parade. In the fair not only Harvard residents go, but also other people of other towns come to have fun as well.”
